11 Month Warranty Inspection

An 11-month warranty inspection is a comprehensive evaluation of your home performed near the end of your builder’s one-year warranty period. The goal is to identify defects, installation issues, and developing concerns while your builder is still contractually responsible for repairs.

Even in newly constructed homes, components can shift, settle, loosen, crack, or reveal performance issues after several months of occupancy. This inspection helps ensure those items are documented and addressed before your warranty expires.

 

What the Inspection Covers

The inspection is performed in accordance with the Virginia Home Inspector Standards of Practice and includes a visual, non-invasive evaluation of the home’s readily accessible systems and components, including:

  • Roof and attic

  • Exterior siding, trim, doors, and windows

  • Foundation and structural components

  • Interior walls, ceilings, floors, and stairways

  • Plumbing systems and visible piping

  • Electrical systems and panels

  • Heating and cooling systems

  • Insulation and ventilation

  • Built-in appliances

  • Garage and garage door systems

Particular attention is given to common new-construction concerns such as:

  • Settlement cracks in drywall or masonry

  • Nail pops and seam separation

  • Grading and drainage issues

  • Roofing installation defects

  • HVAC performance concerns

  • Plumbing leaks or loose fixtures

  • Improperly installed components

 

Why It Matters

Once the one-year builder warranty expires, responsibility for repairs typically shifts to the homeowner. An 11-month warranty inspection provides an opportunity to identify and address issues while coverage is still in place, helping protect your investment and reduce out-of-pocket expenses.

Limitations & Exclusions

The 11-Month Warranty Inspection is a visual, non-invasive evaluation of the home’s readily accessible systems and components at the time of the inspection, performed in accordance with the Virginia Home Inspector Standards of Practice.

The inspection is limited to visible and accessible areas only. We do not move personal belongings, remove finished surfaces, or perform destructive testing. Concealed or underground components are not inspected.

This inspection is not a code compliance inspection and is not a warranty or guarantee of future performance.

Additional services such as radon testing, mold testing, termite inspections, sewer scoping, septic evaluation, well water testing, or environmental hazard testing are not included unless separately requested.
