Standard Home Inspection

A standard home inspection is a comprehensive, visual evaluation of a home’s major systems and components. Each inspection is performed with close attention to safety, performance, and long-term reliability.

         Standard home inspections include evaluation of:

  • Roofs, gutters, siding, and exterior components

  • Foundations, structural elements, and crawlspaces

  • Electrical systems, wiring, and service panels

  • Plumbing systems, fixtures, and visible piping

  • Heating and cooling systems

  • Attic insulation and ventilation

  • Interior walls, ceilings, floors, doors, and windows

  • Built-in appliances

 

Inspection Limitations & Exclusions

A standard home inspection in Virginia is a visual, non-invasive evaluation of the home’s major systems and components at the time of the inspection. It is performed in accordance with the Virginia Standards of Practice.

The inspection includes only items that are readily accessible and visible. We do not move personal belongings, remove finished surfaces, or perform destructive testing.

A home inspection is not a code compliance inspection and is not a warranty or guarantee of future performance or condition. Systems and components can change or fail after the inspection due to normal wear, weather, or other factors.

The following services are not included in a standard home inspection unless separately requested: radon testing, mold or air quality testing, termite inspections, sewer line scoping, septic inspections, well water testing, pool or spa inspections, and testing for environmental hazards such as asbestos or lead.
